| The industrial real estate market has revived, catching up with the slowdown seen in the last quarter of last year during 2025. The total area of modern industrial space for lease in Slovakia reached 4.84 million square meters (m2) in the fourth quarter. 154,300 m2 was delivered to the market in six buildings, with 98% of this being pre-leased at the time of completion. For the whole of 2025, 299,600 m2 was delivered in 18 buildings, the Industrial Research Forum (IRF) reported on Thursday.
“After a significant slowdown in activity for most of the year, there was a noticeable recovery in demand towards the end, as leasing activity in the fourth quarter alone exceeded the volume recorded in the first three quarters combined,” commented Patrik Janščo, Head of Industrial Agency at Cushman & Wakefield.
According to him, the end of the year was also marked by intensive renegotiations of lease agreements, to which the market and developers are reacting by naturally limiting speculative construction and increasing emphasis on built-to-suit projects. “As a result, the total volume of new construction fell below its long-term average,” Janščo added.
At the end of 2025, a total of 244,900 m2 of industrial space was under construction in Slovakia. Most projects are scheduled for completion in the first half of 2026, with 34%, i.e. 83,200 m2, already contracted. The greatest interest in the spaces under construction is shown mainly by companies from the automotive sector, logistics companies and manufacturing companies. In the 4th quarter, construction of four new buildings with a total area of 113,200 m2 began.
Total (gross) demand for industrial space according to IRF reached 301,800 m2 in 40 transactions in Q4 2025. This is a year-on-year increase of 43% and a quarter-on-quarter increase of 369%, thus catching up with the slowdown during the year and raising the total demand for 2025 to 532,100 m2. Demand dominated in the Bratislava region, especially around Senec and the D2 highway.
At the end of 2025, the vacancy rate for industrial space reached 7.40%, which is a decrease of 0.32 percentage points compared to the previous quarter, but still an increase of more than 3 percentage points year-on-year. This is one of the highest vacancy rates in the last five years.
There is currently approximately 358,000 m2 of vacant space on the market. The largest share of this supply is in the Trnava region, which represents 29% of the total volume of vacant areas.
The highest rent for industrial and logistics real estate in Slovakia remained unchanged in the 4th quarter at 5.40 euros per m2 per month. In selected locations, it reaches 4 to 4.40 euros, depending on the attractiveness and availability of vacant space in the location. The rent for office space in industrial buildings is 9 to 11 euros per m2 per month. The average amount of service fees is around 1 euro per m2 per month. odkaz na stránku |
